How Northlake Homes Are Built — And Why It Matters
Almost all of Northlake's residential growth is recent. Pecan Square, Canyon Falls, Harvest and the surrounding master-planned sections were platted and built within the last decade, which means the housing stock is unusually consistent: two-story slab-on-grade homes, tight modern envelopes, open two-story entries, and a full ducted system with the air handler and nearly all of the ductwork sitting in a vented attic.
A tight envelope with the duct system outside the conditioned space is a specific combination. The house loses very little air through the walls, so almost every comfort complaint traces back to how air moves inside the ducts and how much heat those ducts pick up in a 130°F+ attic. That is a measurement problem, not a guessing problem.
